What We Do

Electric Land’s development platform is delivering a growing pipeline of best in class assets by securing predominately freehold land, viable grid and required utility connections and planning permission, and leasing it ‘Ready-to-Build’ to operators. All assets are held long term in Electric Land’s investment portfolio.

Site Identification

Electric Land’s expertise allows us to identify and assess projects against development constraints. Viable projects are selected for screening and development.

Due Diligence

Detailed due diligence is undertaken on all development and acquisition opportunities. DD includes planning, utility connections, land ownership and project risks.

Project Development

Selected projects are secured under exclusivity, formal applications for the utility connections submitted and planning is instructed.

Risk Management

Our development team works exhaustively to de-risk projects for construction. Issues around land ownership, planning, easement and ground conditions are all managed.

Our Requirements

We create ‘ready to build’ projects to lease to energy generating and storage operators as well as buy standing investment assets from third party landowners. These include Battery Storage, Flexible Generation, Solar and Wind Generation, Bio-Mass and Waste to Energy projects.

DEVELOPMENT REQUIREMENTS

Industrial and brownfield sites at least 100m+ from residential

Greenfield land, usually for solar,
wind or battery energy storage use

Generally sites from 0.5 acres to 10 acres
and 50 to 250 acres for solar

Vacant or part let

Secures development rights including planning, grid & gas connections or work in partnership with landowners or other developers

INVESTMENT REQUIREMENTS

Freehold and leased operational sites

Undeveloped freehold sites – from raw to shovel ready

Sale & Leaseback and other opportunities to partner with operators

Forward purchases and commitments with landowners and developers

Individual purchases from less than £0.5m and portfolios up to £20m

Data Centres

Electric Land Digital is our specialist Data Centre development arm. Its mission is to create Ready to Build Hyperscale and Artificial Intelligence land opportunities for the Data Centre market across Europe.

Landowners

We work proactively with landowners to develop renewable generation and battery storage energy projects, supporting the transition to sustainable energy. Our battery projects balance supply, which helps improve energy security, stability, and reliability on the local and national electricity network. These developments are in line with the Government strategy to shift to a net zero power sector by 2035. We are able to offer a premium value for greenfield, brownfield & industrial land for its projects.
